Opportunity: For the developer marketing has always been front of mind. The site has always been very presentable both in terms of passing traffic and visitor experience; and our client has made double the potential investment on site hording, landscaping, the Showhouse and aspects of the specification - but in doing so has generated more than double the return.
Sales approach has been professional – not an enquiry has been left unqualified and no potential sale has been allowed to ‘slip through the net.’ Advertising has been widespread to generate footfall; and the agent has been particularly proactive, working closely with the developer in turning prospects into sales: “The approach has been to give buyers an experience and service that makes it easy to say ‘yes’.”
Result: The reward for driving the marketing programme from the outset and supporting it with a highly professional sales approach has been a rate of sale right on programme despite the toughening market conditions.

Opportunity: 14-acre Brownfield site brought into residential use, with a two-phase development totalling 160 new-build homes.
Result: This scheme was a significant step-up for the developer, with Wolsey funding the programme. The result was a successful scheme of competitively priced detached and semi-detached, terraced houses and bungalows in a landscaped environment. Two further schemes of over 100 units each are currently under way with Wolsey funding.

Opportunity: A site within a successful regeneration zone and commuting links to London with a scheme to build five blocks of 61 apartments, a social housing block and three retail units – totalling GDV of £10.5 million.
Result: Wolsey funding is enabling this developer with a good track record of smaller schemes to take on their largest scheme to date. This scheme is under construction, with completion anticipated for autumn 2009.

Result: The 14-apartment scheme was successful and the client has moved on to their fourth Wolsey-funded scheme.

Result: Wolsey funding enabled this young enterprise to undertake their first development. A successful build programme, good affordable product and effective marketing led to sales ahead of the programme and completion of the development within ten months. The second and third schemes are now under way with Wolsey backing.

Result: Wolsey funding supported a new build of 12 apartments, fully sold with an uplift in prices from its original cash flow. First buyer moved in one year to the day from work commencing on site. Continuity of Wolsey funding is maintained, with next site under development.
